Sited on axis with Beverley Minster, this grade two listed, 15th century home required a careful restoration approach that could maximise the existing character of this heritage dwelling whilst providing the optimal level of contemporary living for the home's family.

Sustainability Strategy

As a rule, the longer the use of a building can be maintained, the more sustainable the development as the sequestered carbon inherent in the construction of the project is not increased. However, this still leaves the question of the environmental cost of heating the building which can be offset through improvements in the home’s insulation.

At Flemingate house we expanded the capacity of the home through loft conversion, utilising the existing 15th century structure to add a lightweight timber floor in the roof space. This conversion increased the usable area of the home whilst negating the environmental impact of increasing the footprint of the home. 

The characterful nature of the building’s brick & stone structure (sourced from Beverley Minster construction waste) and oak crook framework deserved to be on show, as much as was feasible, which exposed a wealth of heritage in the home but also negated the extensive use of cement based plasterboard, a major polluting material. Sustainably sourced oak was utilised throughout the restoration works to Flemingate house with particular focus on the kitchen, doors and extension of the listed staircase furthering the carbon sequestration of the building. High performance insulation was installed in the home to improve the thermal performance of the building without compromising the listed structure. A thermal mass strategy of heat retention was also achieved on the ground floor of the building with a flamboyant, thick limestone fireplace retaining heat from the open fire and stone paving which stores the heat of the sun.
